This year, we witnessed something powerful: our first CHT home completing the full homeownership cycle—proving that permanently affordable housing really works.
Through Headwaters’ stewardship, Tierney and Caleb built equity, transitioned to their next chapter, and ensured their home remained affordable for another Gallatin Valley family. This is their story:
“We had no hope of ever purchasing something on the regular market,” Tierney said. “It felt like we’d never have that sense of longevity or stability.”
Then, in 2023, Tierney and Caleb, two working professionals in the non-profit world, purchased their Bridger View CHT home.
“We loved living [in Bridger View]. It really brought us so much joy, community, and a sense of peace.”
First-time homebuyers have a number of complicated things to learn and processes to navigate. With Headwaters, “there’s a lot more structure, clear communication, and support in the process,” Tierney said. “You don’t necessarily get that when you go buy a house on the streets.”
At the end of 2025, an irresistible opportunity arose for the young couple. A nonprofit historic preservation organization had completely restored an old home in Butte, and when it came on the market, Tierney and Caleb fell in love.
“It’s a beautiful historic home, but it also has brand new home systems and appliances, which gives us the peace of mind of not having, for example, sliced electrical wiring, which is a problem in a lot of historic homes… It’s a unicorn of a house,” says Tierney.
With the help of Headwaters staff, Tierney and Caleb sold their original home at the protected affordable price while walking away with a chunk of equity they had built over the few years they lived at Bridger View. This created a new affordable homeownership opportunity for another Gallatin Valley household, as Tierney and Caleb embarked on a new chapter for themselves.
